At RLS our disputes resolution team has a very broad base. We have considerable experience in a wide range of landlord and tenant disputes including lease renewals/extensions, service charge and dilapidations issues and neighbourly matters including rights to light.

 

We enjoy becoming fully immersed in areas of property disputes of which other practices only scratch the surface. This means that we can deal ‘in house’ with a wide range of highly specialised matters, including advertising spaces, telecoms, and party walls.

Recent Deals

A selection of our recent work includes:-

 

Advising a large international broadcasting company in respect of a complex multi-party landlord dilapidations claim of c£4.3 million including dealing with Court proceedings and instructing experts to eventually reduce the landlords claim by more than 80% ending up with an out of court settlement for all parties.

 

Franco Manca & The Real Greek: advising this restaurant chain on various issues including debt claims, purchase disputes, repair issues and trespass.

 

JCDecaux: advising this national and international advertising spaces provider on a wide range of property issues including trespass and planning enforcement.

 

Look Ahead: advising this care, support and housing group on break notices, dilapidations, gas safety and other property issues.

 

Pubs Code: advising tied pub tenants in respect of free-of-tie applications against their pubco landlords.

 

Rights of light settlements: advising a wide range of clients on settlements of rights of light claims in Brighton and Greater London, including in respect of the redevelopment of White Hart Lane.

 

Soho Housing Association: advising this well-established housing association on lease extensions, freehold purchase, lease end and insurance disputes in respect of its portfolio of residential properties in Soho and Bloomsbury.

 

Urban & Provincial: advising this developer in respect of adverse possession, obtaining vacant possession and other development issues.

 

Swan Shopping Centre, Kidderminster: advising the freehold owner of the shopping centre in respect of a wide range of debt, dilapidations, forfeiture and lease renewal disputes.

 

TCN: advising this national property regenerator on a wide range of issues including dilapidations, nuisance, telecoms and trespass.
